Lakesview Robina is a future masterplanned infill development located near the Robina town centre on the Gold Coast. The proposed development will deliver a mix of residential dwellings, retail uses and community spaces on a strategically located site, supporting population growth while leveraging existing infrastructure and services.
As planning and stakeholder engagement advanced, Walker Corporation required a robust, evidence-based understanding of the project’s economic impact. This included how the development would support economic activity, employment and household income over time, and how impacts would be distributed locally within the Gold Coast LGA and more broadly across Queensland. Importantly, the analysis needed to clearly articulate the benefits associated with infill development, compared with alternative greenfield growth patterns.
Walker Corporation engaged NineSquared to provide an independent economic impact assessment that could support planning processes, government engagement and broader advocacy around the project’s role in the regional economy.
NineSquared was engaged to undertake a comprehensive economic impact assessment of the Lakesview Robina development. The analysis assessed the economic impacts associated with construction activity, ongoing resident expenditure and retail operations across the life of the project.
Our work examined two development scenarios, benchmarked around different dwelling yields, and assessed impacts over a long-term evaluation period. The analysis quantified direct and flow-on effects across key economic indicators, including contributions to regional product, employment and household income across the Gold Coast LGA and Queensland more broadly.
In addition, NineSquared assessed the fiscal and infrastructure implications of the development. This included consideration of government revenue impacts and the infrastructure efficiencies associated with delivering housing in an infill location, where existing networks and services can be leveraged more effectively than in greenfield developments.
The results demonstrated that Lakesview Robina has the potential to support sustained economic activity and employment over the long term, with a significant share of economic impact driven by ongoing resident expenditure once the community is established. The analysis reinforced the economic case for well‑located infill development as part of broader urban growth and consolidation strategies.
